Saanich is Greater Victoria's largest municipality — and for good reason. With its green spaces, excellent schools, diverse housing stock, and central location, Saanich offers something for virtually every type of buyer. Whether you're a young family looking for a neighbourhood with great parks, a retiree seeking one-level living on a quiet street, or a hard-working professional who wants an easy commute downtown, Saanich has a neighbourhood that fits you.
Here are my thoughts on a few key areas within Saanich and what makes each one unique.
Gordon Head
Gordon Head is one of Saanich's most popular family neighbourhoods. It's home to the University of Victoria, which means you'll find a mix of established single-family homes, newer townhomes, and rental properties. The area is known for its access to Mount Doug Park — one of the best hiking spots in Saanich — and proximity to excellent schools, including Lambrick Park Secondary.
Typical housing: Single-family homes from the $900Ks to $1.5M+, townhomes from the $600Ks.
Broadmead
Broadmead is a well-established, upscale neighbourhood with larger lots, mature landscaping, and a quieter, more residential feel. It borders the Royal Oak area and offers easy access to the Pat Bay Highway for commuters heading to the Peninsula or the airport. The Broadmead Village shopping centre provides local convenience, with many businesses catering to the local clientele. Fudo Sushi, located in the village, is a favourite go-to spot for a quick lunch meeting or an easy dinner.
Typical housing: Larger single-family homes from $1.2M to $2M+. Many options for seniors with quite a few stratas offering age restrictions and one-level homes.
Royal Oak
Royal Oak sits at the geographic heart of Saanich and has seen significant development in recent years, particularly along the Elk Lake corridor. The Uptown Shopping Centre is nearby, offering a huge range of retail and dining options. Royal Oak is well-connected by transit and cycling infrastructure and has recently been identified as a Transit-oriented Hub slated for future high-density development.
Typical housing: A mix of condos from the $400Ks, townhomes from the $600Ks, and single-family homes from the $900-1200Ks.
Quadra / Tillicum
The Quadra-Tillicum corridor offers some of the most accessible pricing in Saanich. It's close to downtown Victoria, well-served by transit, and has a wide mix of housing types, including older character homes, mid-century bungalows, and newer condo developments. Great cycling infrastructure allows peopel to get around easily and offers great outdoor recreation opportunities.
Typical housing: Condos from the $350Ks, single-family homes from the $750-900Ks.
Cordova Bay
Cordova Bay is a seaside community on Saanich's eastern shore, known for its beautiful beach, the Mattick's Farm shops and restaurants, and a more relaxed, village-like atmosphere. It's a popular choice for families and retirees who want ocean access without the price tag of Oak Bay or properties farther along the Saanich Peninsula. Many of the homes come with spectacular views and decent lot sizes. Well-regarded schools make this a popular choice for families with good incomes who want to settle in a quiet, established residential neighbourhood, but with space to let the kids go free.
Typical housing: Single-family homes from $1M to $1.8M+.
What Makes Saanich Special
Beyond the individual neighbourhoods, Saanich stands out for a few key reasons. The 157 parks and vast trails network is outstanding — from Mount Doug and Elk/Beaver Lake to the Lochside and Galloping Goose Trails, there's endless outdoor recreation for all ages. The school district (Greater Victoria School District 61) is well-regarded, with strong options at every level, including private and religious options. And Saanich's central location means you're never far from downtown Victoria, the airport, the ferries, or the Westshore communities.
Current Market Conditions
Saanich's real estate market tends to mirror broader Greater Victoria trends while maintaining its own micro-market dynamics. Single-family homes remain the most sought-after segment, while condos and townhomes offer more accessible entry points with appealing price points available. Inventory has been growing steadily into 2026, giving buyers more options than they've had in years.
